The Outside Room is a beautifully presented, single-storey cottage and is bright and welcoming, ideal for couples looking for a relaxing holiday. Accessed via a rough track, it is opposite the owners’ home, in part of the farm steading. Dating back to the 1750s, it combines modern day living, whilst still keeping the original charm and character, including exposed stone walls. Situated amidst open countryside and woodland on the owners’ small holding in a quiet and private location, The Outside Room provides an ideal holiday base.
The accommodation is beautifully presented throughout, and the open plan living space has a cosy wood burner, comfortable seating and attractive lighting. The kitchen is fitted with contemporary units and a dining table, with views of the courtyard. The sunny courtyard is just the spot for al fresco dining or morning coffee, and from your doorstep there are miles of woodland walks to enjoy.
Just 5-minute drive (or 20 minutes walk through woodland) is the small town of Ladybank with a shop, pub and restaurant, and rail links into the major cities of Edinburgh, Perth and Dundee. For guests wishing to visit one of the many attractions and festivals in Edinburgh, you can be in the city centre in less than one hour. This spot is ideal for a golfing holiday, and you are within walking distance of the championship Ladybank Golf Course. You will be spoilt for choice with a great many local courses within a short drive, including St Andrews. For days out there are many local attractions, including The Scottish Deer Centre, whisky distilleries, historic buildings and castles. Excellent coastal walking opportunities are available in this area including the Lomond Hills Regional Park, the Fife Pilgrim Way and the Fife Coastal Path, which follows the shoreline to attractive old fishing villages, sandy beaches with fabulous coastal views. Beach 14 miles. Shop, pub and restaurant 2 miles.

Great little self contained cottage, perfect for a short stay.
The hosts were very welcoming, providing us with knowledge of the local area for walks and dog friendly locations. They provided cleaning products and hand sanitizer, as safety measures. And we were welcomed with a bottle of Prosecco, perfect start to our holiday!
The cottage was modern, clean and very nicely decorate with all the mod cons required for a weekend stay. The log burner was our favourite feature, with a large basket of fire wood available to use.
Dogs have to stay on lead as there is livestock around the cottage and there is no enclosed area but plenty of space, including outdoor seating.
We loved our stay and would definitely recommend.
